Property management web and software

A defect on one page is a defect on eighteen. So is the fix.

You do not own one market. You own one per building. We build it that way, and we put a gate in front of it that refuses to publish a page missing its fair housing notice, failing its contrast floor, or advertising a rent without the total.

The problem nobody names

Eighteen buildings. One website.

Every building sits on a different street, in a different neighbourhood, against different competitors, and is searched for in different words. A single site can rank for one of those at a time. Eighteen buildings is eighteen local markets, eighteen map listings and eighteen lead sources, currently consolidated into one.

We sell the structure, not the site.

Every competitor in this category sells a property management company a better version of that one website. Ask any of them what happens when the client buys their nineteenth building. The answer is a change order. For us it is a data change, and the nineteenth building inherits the same gate on the day it is acquired.

Before anything else

1 of 53 We researched 53 verified pains in this industry. We can fully solve one of them, partly solve twenty-five, and cannot solve twenty-seven.

That number is the most useful thing on this page. Nothing we build will fix your turnover, your work orders, your make-ready time or your recertifications. We would rather you hear that from us in the first two minutes than discover it in month three. Here is the full list of what we do not touch.

What the gate actually does

A machine that will not let a person be careless

Not a promise of diligence. A build that fails. This is the real output, run against a real portfolio.

  GATE PASSED
01

It refuses to ship

Delete the Equal Housing Opportunity line from the template and the build fails. Publish a rent without the all-in total and the build fails. The guarantee is the exit code, not the promise.

02

One fix, every building

Correct a template once and all eighteen are corrected. Eighteen hand-built pages have eighteen chances to regress, and regress silently.

03

The checks are themselves checked

Our fair housing linter is proven against a known-bad fixture on every run. A linter reporting clean with a subtly wrong rule is worse than no linter, because it manufactures confidence about legal exposure.

The ladder

Priced per building, because the work is per building

And because it grows when you acquire, without a renegotiation.

TIER 2

Portfolio

A real page per building: its own title, canonical, structured data, amenities ranked by evidenced renter demand, and its own tagged lead form.

$500-750

TIER 3

Market Management

The gate running every month on every building, including the ones you have not bought yet. This is where the work actually lives.

$165-225
per property / mo
TIER 4

Command Center

One place to answer what each building published, on what date, and which checks passed on the build that shipped it.

$900 / mo

Rungs 2 and 3 raise inbound volume, and that volume lands on the same site team. We will not sell you rung 3 without intake capacity beside it. Handing an understaffed office more leads and calling it a win is how this goes wrong.

Start with the record, not the pitch

We read what your buildings publish and hand you a dated document. If it says nothing useful, you have lost a small fee and learned your presentation is clean. That is a fair trade and we will say so.
